OWNERS COMMENTS
The house is a 4 bedroomed 2 bathroom waterside "fisherman's cottage. It is the one with the people on the terrace in the photograph. It was purchased in early 2007 and has been fully renovated and furnished. The value of the whole house including the mooring, furniture, buying costs etc is around 1.2m Euro (1/4 share Euro 320,000). There is an 80% mortgage on the house which the buyer could participate in or pay full for his share in cash. Thus for the house the minimum deposit payment is €64000 on a full quarter share value of €320000.
The boat is valued at 212,000 Euro, ie €53000 per partner. There is a 50% lease on this to a French bank at an interest rate of 1.5%. The new partner could have a higher proportion of lease funding if required. On this basis the entry cost is €64000 for the house plus €26500 = €90,500 or approx £78700 at exchange rate fo €1.15= £1. Plus contributions to the mortgage and lease.
